Garden Room with Shed for Storage

Most people searching for a garden room with shed have the same picture in mind: the office or gym they want, plus somewhere to put everything else. What we build is the better version of that. One building. Two jobs. A fully insulated, BER A-rated garden room for working, training or relaxing, with a separate storage room built into the same footprint for the bikes, tools, garden furniture and sports gear that would otherwise end up in the house.

It is the layout we are asked for more than any other, and for good reason. Most gardens have room for one good building, not two. A garden room with storage gives you the office or gym you want and the practical space you need, under one roof, with one clean cedar elevation facing the house.

It works with the planning rules.
Garden rooms of up to 30m² are exempt from planning permission in most cases, provided the height, siting and garden-coverage conditions are met. The storage room counts towards that total, so we design the split to keep the whole building inside the exemption. See our planning permission guide and the 30m² planning-exempt garden rooms update for the detail.

Why combine the two?

It looks better

A single, well-proportioned building in Canadian red cedar does more for a garden than a garden room with something else parked beside it. The storage door sits in the side or rear elevation, so what you see from the house is the glazing and the cladding, nothing else.

It costs less

One base, one roof, one set of groundworks and one electrical connection. Adding a storage room to a garden room build is far cheaper than adding a second structure later.

It keeps the room a room

The whole point of a garden office or gym is a space that feels finished. Once the lawnmower moves in, it stops being that. A separate storage room, with its own door and its own wall, means the main space stays exactly as you designed it.

Layouts that work

Every building is designed around your garden and how you will use it, but three layouts cover most of what we build.

Side storage

The storage room runs along one gable end, with its own door on the side elevation. The main room keeps the full front glazing. This is the layout on our Lucan and Enniskerry projects, at 7m x 4m and 6m x 4m respectively. Best for bikes, garden equipment and anything you access from outside.

Rear storage

The storage room runs the full width across the back of the building, with a door on the rear or side. Shallow but wide, so it suits shelving, tools and seasonal items. Keeps the main room square and leaves the whole side elevation clear if you are tight to a boundary.

Internal store

A partitioned store room accessed from inside the main room. Ideal for a gym (mats, weights, equipment out of sight) or a studio (materials, stock, archive). No external door means one less thing on the elevation and a warmer store.

All three can be combined with a covered porch or overhang to the front, which many clients use as a sheltered spot for outdoor furniture or a bike rack.

Sizes and prices

For a garden room with storage we usually recommend 17.6m² and upwards, so that the main room stays generous after the storage is partitioned off.

As a guide, a 2m-deep side store on the 26.4m² model leaves you a main room of just under 20m², which is a comfortable office for two or a proper home gym. Larger and fully bespoke buildings are available; we will price those after a site visit.

Every price is fully transparent and includes assembly, foundations, Canadian red cedar cladding, triple-glazed windows and doors, insulation, electrics and a Firestone roof with a 50-year guarantee. There are no hidden costs, and finance is available. Full details are on our garden room cost page.

What people use the storage room for

Bikes and e-bikes (a 2m-deep side store takes two adult bikes comfortably). Lawnmowers, strimmers and garden tools. Golf clubs, trolleys and gym equipment. Outdoor furniture and cushions over winter. Paddleboards, kayaks and wetsuits. Business stock for people running a treatment room or studio. Christmas decorations, which is the most common answer we get.

Not just an office

The main room can be whatever you need: a garden office, a home gym, a studio, a treatment room, a family room or a place to put the teenagers. Browse our garden rooms and projects gallery for ideas.

Frequently asked questions

It is what most people mean by it, done properly. Instead of a separate shed beside the garden room, the storage is an insulated, cedar-clad room built into the same structure, under the same 50-year roof. It looks like one building because it is one.

Yes. The 30m² limit applies to the whole building, storage included. We design the split so the full building stays within it.

Yes. It is built with the same SIP construction and cedar cladding as the main room, so it is dry, secure and free of condensation. If you would prefer it unheated and un-insulated to keep costs down, we can do that too.

In some cases, yes, depending on the original build and the space on site. It is always cheaper and neater to design it in from the start, but get in touch and we will look at it.

Yes. Side and rear storage rooms have their own external door as standard. Internal stores are accessed from the main room.

As big as you like within the overall size. Most clients go for 1.5m to 2.5m deep across one end, which leaves the main room comfortably usable.
