Can You Live In or Rent Out a Garden Room in Ireland? The Rules Explained

Can You Live in a Garden Room in Ireland?

The short answer: not without planning permission. The standard planning exemption that lets you build a garden room up to 25 m² without permission only applies when the structure is used for purposes incidental to the enjoyment of the main house. That covers a home office, gym, studio or den. It does not cover sleeping accommodation or independent living.

If you want a garden building someone will live in, whether that’s a granny flat for a parent or a home for an adult child, you need planning permission from your local council. That’s not a reason to rule it out. Councils are increasingly open to well-designed garden dwellings, and there is growing government focus on making back garden homes easier to deliver. The right design and application make all the difference.

Can You Rent Out a Garden Room?

Renting a garden room as self-contained accommodation follows the same logic: it would need planning permission as an independent dwelling, plus compliance with building regulations and rental standards. Renting an unauthorised garden room can affect your insurance and create real problems when you sell the house.

Using the room yourself for paying work is a different matter entirely. Running your business from a garden office, seeing clients, or using it as a treatment room or studio is generally fine within the normal exemption, as long as the primary use of the property remains your home.

Under the exemption you can build a garden room up to 25 m² for use as a home office, gym, studio, playroom or guest hangout space, provided conditions on height, garden coverage and siting are met.
